We are at Lock-Up!

We managed to get to lock up before Christmas! The carpenters came in and fitted the external doors to the house and it is now secure, which we where really happy with prior to the break.

They also managed to install our stairs during the week and get the waterproofing done to the wet areas.

We're Plastered!

As promised, we where plastered during the week! All of the gyprock was installed on Monday and they where still going when I went past at 6pm. The surfaces have also been sanded during the week in readiness for the next step.

Seeing the size of the rooms really brings it to reality as it starts to look like our new house!

They also managed to finish cleaning our ground floor bricks today, but the area was still very wet, so will need to inspect more closely later.

The plan is to install the staircase on Monday and deliver all of the materials so that the carpenters can start the lock up process on Tuesday. All going well, we will have the waterproofing done this week and the garage doors installed on Thursday.

It’s a very tight timeline, so here's hoping all does well. Have a great week.

Gyprock to Start 14/12

After not a lot of action in the week post my last update a fortnight ago, last week was a hive of activity on site!











The final touches to the roof, as well as the eaves and cladding have been completed last week by the carpenters. Insulation was also installed in readiness for the gyprocker’s to start this week.

We also had a meeting on site with our SS to sort out some of the issues that we have, as well as the issues from our independent inspection that we had done. The good news is that all of the issues raised have been fixed, and we are ready to move forward. He also shared with us the Tyrell’s report and the private certifiers frame report, all of which passed with a few minor issues to be addressed.

With a bit of luck, we should have all of our gyprock done and stair case installed and be at lock-up before Christmas. All of this will depend on the availability of the carpenters prior to Christmas, so here’s hoping all goes well.

Roof Completed!

Hi Guys,

Our ground floor roof was completed at the end of last week. They still have some capping to finish up at the back as well as some of the sections where the roof meets to brickwork at the front. Here are the pics:









Next week, the carpenters will be back to install the eaves, so here’s hoping some of the showers that they are predicting for the early part of next week do not cause too many interruptions.

Air Con & Electrical Rough In

After the ground floor roofing dramas last week, the scaffolding has now been re-erected ready for the roof to go on. The fixing supports have gone on ready for the sarking to go on and then the roof will finally be completed.

The air con rough in happened during the week as well. We had a few dramas getting a duct through to the home theatre, but in the end we reduced the size of the shower in the main bathroom, as this was the best option that we had.

They also completed the electrical rough in at the end of the week, so we are all cabled up! We managed to avert some of the issues with down lights lining up with beams by adding a few to the entry, so that they are now evenly spaced in the foyer.

Hopefully the ground floor roof will be completed this week and they can start to get on with the internals!

Quiet Times

Not alot has happened in the past fortnight!

Most of the scaffolding has been taken down and removed from site. Here are some pictures from last week:





After speaking with our SS yesterday, it turns out that the delay has been caused by the roof guys, as they requires scaffolding to return to site so that they can complete the roof over the garage. The scaffolding that they normally use is not enough, so there is a bit of a stand off occurring at the moment until this can be arranged! Extremely annoying, as the scaffold was only taken away during the week and the fact that we have lost at least a week with no activity.

This should hopefully be resolved this week. We should also see the air con and electrical rough in happen next week, all going well.

Update 31st October!

It has been a quiet couple of weeks on site.

Our Independent building inspection was carried out about ten days ago and the good news is that there where not major faults detected; only a few minor issues with the frame and brickwork to be addressed, so great work EB.

We had a bit of activity towards the end of this week whereby the following has been now completed:

First floor eaves completed
First floor bricks cleaned
First floor downpipes installed



Not a lot to show in pictures with all of the scaffolding, but here is a quick one of the balcony showing our main brick and feature brick together:



Now that they are clean, we are really happy with our choice and also how they blend so well with the roof.

All going well, we should see some external painting done next week and the site prepared for the ground floor roof to go on the following week.

We have a Roof!

After the rain last week and the strong winds at the start of this week, we finally have a roof!

Since my last post, the scaffolding was erected and the gutters and eaves where installed last week. The front render was also done over the weekend. Our roof was started yesterday and they completed it today.

We are very happy with the way that the colours are blending with the rest of the house and can’t wait to see the ground floor roof completed.

Brickwork Completed!

Our Brickwork has been completed! The entire house has been finished in a week! I wonder if that is a record. They even worked on Saturday to finish the garage and completed the front balcony yesterday.

We can’t wait for them to be cleaned so that we can see how well the colours blend in together!

The scaffolding is starting to go up today, so I guess we will see some eaves and gutters with a roof hopefully not too far behind.

Bricking continues…..!

The Brickwork is going great at the moment!

The ground floor has been completed, as well as both of the sides of the house.

We are really happy with the colour that we have chosen for our bricks, as it is always difficult to know what the house is going to look like just from a few sample bricks. We can’t wait to see them do more of the feature brick to the front balcony, which we also intend to use for our landscaping.

This week, they should finish bricking the front of the 1st story and the balcony.

Brick Progress!

The Brickies are continuing to make good progress (even after last night and today’s weather)!

They have completed all of the ground floor, except for the garage, and they have started on the top floor on the other side.

Brickwork starts today!

Our Brickwork started today!

The first delivery of bricks arrived yesterday and we had a full crew start the bricking today. I can’t believe how much they got done in a day!

I am sure that it will be very soggy after tonight’s rain. Hopefully the winds that they are forecasting for tomorrow does not slow them down too much and give the timber a chance to dry out.
